If you’re looking to calculate retail tenancy areas (i.e., shops, shopping centres, and commercial buildings) our Gross Lettable Area (GLAR) should suffice. GLAR is also used to calculate retail tenancy areas for warehouses, showrooms, and supermarkets. Then there is the Net Lettable Area (NLA), which is used to document the lettable area for offices and business buildings.
Each method will produce different calculations, and that’s why we’ll choose the right method for your tenancy (e.g., single or multiple) requirements.
We use the Property Council of Australia (PCA) Method for the Measurement of Lettable Area to define tenancy area in retail, commercial and industrial buildings. We also use precise laser tools for fast and accurate calculation.
We can capture data both inside and outside the building including floor coverings, windows, and other details, and we can work without floor plans.
Remember, getting accurate calculations is only part of the puzzle. You also need to comply with any applicable Land Titles requirements especially for those leases that must be registered with the Land Titles Office in New South Wales. Don’t leave that to chance!
